If you’re considering retiring or relocating to Arizona’s East Valley, you’ll find a wide range of 55+ communities. But deciding where to live takes more than comparing homes for sale.
You’re choosing a location, a community atmosphere, and the activities that could become part of your everyday life. A home might check every box while the surrounding community feels different from what you had in mind.
In my latest video, I count down 10 East Valley community options and compare housing, HOA costs, amenities, golf, location, and social life. Before you watch, here are some of the distinctions that can help you decide which options deserve a closer look.
Start With the Location You Want
“East Valley” covers a large area, and your experience will vary depending on where you settle.
MountainBrook Village in Gold Canyon, for example, belongs in a different location conversation than Apache Wells in northeast Mesa or Trilogy at Power Ranch in Gilbert. Your preferred setting—and the places you expect to visit regularly—can help narrow your search early.
Think about an ordinary week. Where would you shop, meet friends, or spend time outdoors? How often would you drive to the airport or visit family elsewhere in the Valley?
During an exploratory visit, spend time around the community as well as inside it. Try the drives you would make regularly and see whether the location feels comfortable.
Established Communities and Newer Housing Offer Different Appeals
The East Valley gives you opportunities to explore both established neighborhoods and more contemporary community designs.
Sunland Village and Sunland Village East are among the established Mesa options I discuss in the video. Encore at Eastmark and Ovation at Meridian offer a different housing and community experience.
Your preference may depend on floor plans, renovation tolerance, landscaping, or the overall feel of the neighborhood. In an older community, the condition and updates of individual homes deserve close attention. With newer housing, you’ll still want to evaluate the home carefully and understand its total ownership cost.
There’s room for either choice. The useful question is which combination fits your priorities and budget.
Compare What You Would Actually Use
Pools, fitness centers, golf, clubs, and sports courts can be appealing—but their value becomes clearer when you picture yourself using them.
Would golf be part of your weekly routine? Would you enjoy organized activities, or prefer a quieter schedule? Are you looking forward to meeting neighbors through shared interests?
Also consider how those activities are paid for. Association dues and golf expenses need to be evaluated separately, and included services can vary by property or section.
Sun Lakes illustrates why a community name is only the beginning of the comparison. Its individual communities offer different combinations of housing, amenities, and costs. Finding the right fit means looking beyond the overall label.
Leave Room for a Community to Surprise You
It’s helpful to begin with a shortlist, but you don’t need to have your decision made before visiting.
A community that looks perfect online may feel different in person. Another that you nearly skipped could offer the setting, home, or atmosphere you’ve been looking for.
That’s why my countdown includes both the reasons I would consider each option and the trade-offs I would want buyers to understand. My number one won’t necessarily be yours.
