If you’re researching 55+ communities in Mesa, Arizona, these three names can get confusing: Sunland Village, Sunland Village East, and Sunland Springs Village. They are separate communities, and their differences deserve a closer look when you’re deciding where to live.
In this video, I compare the three to help you narrow your search based on your budget, preferred home style, activities, and location.

Start with the homes and your budget
Sunland Village is the oldest of the three, followed by Sunland Village East and then Sunland Springs Village. That progression gives you a starting point for comparing home ages, layouts, and architectural styles.
If keeping your purchase price lower is a priority, Sunland Village may be a good place to begin your search. Sunland Village East offers another mix of single-family homes and condos, while Sunland Springs Village is worth exploring if you prefer more recent construction.
Age alone won’t tell you how a home will feel or what it will cost to maintain. An older home with thoughtful updates may suit you better than a newer home that still needs changes. Compare the condition and features of the individual property alongside its price.
Compare the activities you’ll actually use
All three communities offer golf and organized recreation, but the facilities and activity options differ.
Rather than choosing the community with the longest amenities list, think about what you want to participate in. Will you regularly use the pool, join a woodworking group, play pickleball, or spend most of your recreation time on the golf course?
Golf deserves its own comparison. Look at the course, current playing costs, and any available resident or membership options separately from the community’s HOA assessment.
Pay attention to where each community sits in Mesa
Sunland Village is the farthest west, Sunland Village East is farther east, and Sunland Springs Village is the farthest east of the three.
When you visit, spend some time outside the community, too. Drive to the grocery stores, medical offices, restaurants, and other places you expect to use. If you’ll travel frequently or have family visiting, compare access to both Sky Harbor and Phoenix-Mesa Gateway airports.
Those trips can help you decide which location works best for you.
Which community should you explore first?
Your priorities can give you a useful starting point:
- Sunland Village: Begin here if a lower purchase price and an established neighborhood appeal to you.
- Sunland Village East: Explore this community if you want to compare both single-family homes and condos alongside its recreation options.
- Sunland Springs Village: Take a closer look if you prefer more recent construction and want to explore its sports and recreation facilities.
Before buying in any age-restricted community, review the current HOA documents, fees, and rules, including any restrictions that could affect visits from younger family members.
